- Personalised, escorted viewings | Property Manager conducts every viewing, giving them an opportunity to meet prospective tenants and "sell" the rental
- Reference & credit checking tenants | Our check includes Tenancy Information New Zealand | Small charge applies for credit check only
- Lease & Bond Lodgment | We prepare these, ensure all are signed, and lodge the bond with the Department of Building & Housing
- Property Condition Report (PCR) | Performing an initial/set-up Property Condition Report (PCR) | Charges apply
- Lease renewals | Managing the process to renew lease with existing tenants | Charges apply
- Change of tenants within existing tenancies | Managing the process when there is a change of tenants within existing tenancy (incoming tenant/s pay fee)
- Key management | Sets of keys for each property held in-office and accounted for; all contractors and other external parties must be security cleared to receive a key
- Property Inspections & Services | Performed regularly (every 3-4 months); owners receive update from Property Manager and full report | Charges apply
- Final inspection & bond refund | Property Manager and Maintenance Manager conduct final inspection, we manage the bond refund process
- Property Maintenance | Small maintenance and repairs performed in-house; larger or specialised jobs out-sourced (see below) | NO disbursement fees!
- Sourcing suppliers & quotes | For maintenance and repairs, over and above the work our Maintenance Manager carries out. We use a trusted network, and always contact owners if the work/quote exceeds $350 (NZD) | NO disbursement fees!
- 24 hour emergency service (tenants) | If there is a maintenance emergency at the rental, tenants can call our team and we'll get it sorted | Charges apply
- Rent arrears management | We'll manage tenants to ensure they pay their rent on time
- Tenancy mediation & tribunal applications | We'll manage any disputes on owner's behalf, including court representation. | Small charge may apply
- Financial accounts | We manage the property's financial accounts, including paying council rates etc.
- Accounting services | Owners are paid twice a month and can also access information on their rental via a personal login at OnlineAgent | Small charge applies
- Rent appraisals, rent reviews | Property managers are constantly monitoring rent levels in Queenstown, recommending to existing owners and appraising new properties
